Cottonwood Lodging Company (CLC)
Rental Terms and Conditions:
Reservation Deposit: A 50% deposit is required at time of booking. The balance of the rental fee will be automatically processed 45 days prior to occupancy. If there is a problem processing the balance by this date, Cottonwood Lodging Company (CLC) reserves the right to rent the accommodation to another party and the deposit payment will be forfeited.
Security Deposit: A valid credit card will be required at time of booking and a security deposit of $500-1000 (depending on the property booked) will be held on the card during your stay. After the Renter has checked out, CLC will inspect the property for damages. Any damage, missing inventory, or other unpaid charges will be discussed with you and billed to your credit card.
Check-in/Check-out: Check-in is after 4:00 p.m. and Check-out is before 10:00 a.m. Early arrivals and late departures if possible must be prearranged and are charged at a rate of $50/hour before or after regular check-in and check-out times.
Cancellations: Trip Cancellation Security is available for 7% of total cost. If purchased, full refund of costs (less 7% and processing fees) is given for cancellations that meet standard trip inurance requirements. If not purchased, the initial 50% deposit is non-refundable regardless of circumstance. If cancellation is made prior to 45 days before arrival, deposit only will be forfeited. If cancellation is made after 45 days before arrival, deposit and final payments both are forfeited unless the property can be rebooked for the same period in which case a refund less the 50% deposit will be issued. In some situations, it may be possible to reschedule another mutually agreeable time period to rent.
Limit of Liability: CLC acts as an agent for property owners and accepts no liability on their behalf. In the event that a booked property becomes unavailable or uninhabitable due to circumstances beyond our control, we reserve the right to offer a refund or an alternative property. CLC is not held responsible for any inconvenience, damage, injury or loss to persons or properties, directly or indirectly, by weather, negligence, or wrongful act by any travel agent or transportation company or others beyond the direct control of CLC.
Smoking/Pet Policy: All properties are nonsmoking. Guests must agree to smoke outside and well away from the home. Pets are not allowed in any property represented by CLC and are illegal in Big Cottonwood Canyon - citations will be given by local law enforcement. Service dogs are allowed at certain properties where severe pet allergies of the owner do not take precedence with permission from the Salt Lake County Watershed Division. Please contact them for more information before booking.
IMPORTANT DISCLOSURE: Events, weddings, large gatherings, or accomodating more than the designated number of people a booked property is advertised to sleep is not permissable at ANY property that the Cottonwood Lodging Company (CLC) manages. Due to restrictive ordinances and the desires of CLC owners to preserve the peace and tranquility of neighbors and our community, these "events" are not permitted, ever, as they can be disruptive and are additional wear and tear on the property and grounds. We apologize for the limitations this may put on your plans to stay with us, but please understand that CLC must (and will) make every effort to monitor, enforce and protect the interest of our owners and our community. In the event you are found to have violated this rule you may face potential legal or financial penalties.

Payments: Payments can be made by:
- Visa, MC, Discover and AMEX.
Reservations and Holds: All reservations require a deposit to hold chosen dates. Holds can be arranged for up to 48 hours.
Reservation Prices do not Include: Expenses and items not mentioned, including, but not limited to: transportation, tips for personal services, meals, insurance, car towing and other items of a personal nature.
